Sentinel served as Construction Manager at Risk for the ground-up construction of a 60,000-square-foot facility housing both an Ambulatory Surgery Center and an outpatient medical office building for Heritage Valley Health System in Center Township. The Medical Neighborhood brings a range of integrated healthcare services together, including physician offices, a physical therapy suite, and a fully equipped MRI/imaging suite—creating a convenient and comprehensive care destination for the community.
When the initial concept design came in significantly over budget, Sentinel led a proactive, collaborative effort to realign the project scope and cost. Working closely with the design team, Sentinel conducted detailed reviews of every major discipline and implemented a continuous estimating process throughout preconstruction. By leveraging design-assist and design-build partnerships, the team successfully reduced overall project costs by approximately 25%.
Key solutions included redesigning the mechanical and humidification systems and integrating key subcontractors early in the process—fostering transparency, trust, and innovation.
This project exemplifies Sentinel’s ability to transform challenges into opportunities through teamwork, technical insight, and a commitment to delivering value without compromising quality.
